We were instructed to produce proposals that will retain as many of the original features as possible whilst creating spacious and light apartments.

From the out set it was clear externally the frontage should be restored to its original state, the side elevations an interesting brick modular design that offers a unique opportunity to create private balconies/garden areas. This will retain the modular form and moves any residential scale openings inwards away from the exterior of the building.
Internally the original stone staircase and features within the entrance hall will be retained and restored. To create the apartments the timber sloping floor is to be removed to give a level access for the ground floor apartments with the entrances via their own private gardens.
The upper duplex apartments are accessed through the retained original staircase. On the upper floor level the apartments have the benefits of the original barrel vaulted ceilings over the living areas.
To ensure the change of use scheme is appropriate to its surroundings we proposed to reinstate the original shop frontages and use.
Overall the development of The Old Victoria will enhance the original building and will bring longevity to one of Fleetwood's landmark buildings.
